Landscaping for Duvall and Carnation, from Hillside Lots to Valley Acreage
Duvall and Carnation share the lower Snoqualmie Valley, but their yards are very different. Duvall is mostly built on the hillside above the valley, with sloped lots and neighborhoods climbing the hill east of Main Street. Carnation sits down on the valley floor where the Tolt River meets the Snoqualmie, surrounded by farmland and rural acreage. One town fights runoff coming downhill. The other deals with high water on flat ground.
Landwork Enterprises builds drainage, full yard renovations, patios, retaining walls, irrigation and lighting for homeowners in and around both towns. The same team runs your project from design to finish.

Duvall: slopes, runoff and heavy soil
Most of Duvall's homes sit on the hillside east of the river, up out of the floodplain. That keeps them out of most river flooding, but it brings its own water problem. Rain runs down the slope, through backyards and toward foundations. Much of the soil is dense glacial till or clay that water can't soak into quickly, so it moves sideways along the hillside and surfaces in low spots, wet basements and soggy lawns.
The farmland along the river below town is a different story. That's floodplain ground, and properties there plan around high water.
Carnation: life on the valley floor
Carnation is flat, low and surrounded by water. The Tolt and Snoqualmie rivers both flood seasonally, and much of the land around town is in the floodplain. Rural properties around town often sit on larger lots with wells and long driveways. If you're in a mapped floodplain, check with the city or county about permits early.
Drainage first
In both towns, we start with the water. We find where it's coming from, where it collects and where it can safely go, then build a drainage plan that holds up through a full wet season. On Duvall hillsides, that often means intercepting water above the house with French drains and regrading. On Carnation acreage, it may mean swales, culverts, catch basins and grading that moves everyday runoff away from the house and the driveway.
Full yard renovation
A full yard renovation gives you one plan for the whole yard: grading and drainage first, then patios, walls, irrigation, lighting and plantings.

Paver patios and hardscape
We build paver patios, walkways and steps on a compacted, drained base so they stay level on wet valley ground and sloped hillside lots alike.
Block and boulder retaining walls
On Duvall's slopes, a retaining wall can turn a steep backyard into flat, usable space. We build block and boulder retaining walls with drainage behind them so water doesn't build up and push them out of line. Boulder walls also work well for shaping grade on rural Carnation properties.

Irrigation installation
New lawns and plantings need water through the dry summer months, even in a valley that floods in winter. We design irrigation as part of the landscape we build, zoned for lawn, beds, slope, sun and shade. If you're on a private well, we design the system around what your well can deliver. We focus on new systems and upgrades, not small service calls.
Landscape lighting
Rural roads and hillside steps get very dark in winter. Landscape lighting on driveways, paths, stairs and patios makes the property safer and more usable after dark.
Synthetic turf
For a play area or dog run that turns to mud every winter, synthetic turf installed over a drained base may be an option.

Duvall & Carnation Landscaping FAQ
When is the best time to plan a project in Duvall or Carnation?
A site visit in the wet season shows us how water really moves on your property. We work year-round, through winter, and drainage is often best done in the wet season, when the problems show up. Some paver work waits for a dry spell, so we'll plan those parts of the project around the weather.
What does the free site visit include?
We walk your property with you, look at slopes, drainage, soil and access, note any well or flooding concerns, and talk through the options. After the visit, we send you a written estimate. We aim to get it to you within a few days, though sometimes it takes a little longer.

Do you work on rural properties outside Duvall and Carnation city limits?
On properties close to town, yes. Duvall and Carnation are part of our core Snoqualmie Valley service area, along with North Bend, Snoqualmie and Fall City. We don't travel much past Duvall, so if you're farther out, give us a call and we'll let you know whether we can help.
