Landscaping and Drainage for Fall City Homes and Acreage
Fall City is where the Raging River meets the Snoqualmie, out on the open valley floor below Snoqualmie Falls. It's unincorporated King County, with farmland, older homes in town, and rural properties on larger lots up on the hillsides and along the river. Properties out here are bigger, and so is the water.
Landwork Enterprises builds drainage, full yard renovations, patios, retaining walls, irrigation and lighting for Fall City homeowners. We're just up the valley in North Bend, and the same team runs your project from the first site visit to the final walkthrough.

Living with the river
Much of the land around Fall City sits in the Snoqualmie River floodplain, and the lower Raging River runs through town behind levees to meet it. In big winter storms the valley floor floods, and even in an ordinary wet season, groundwater on low ground stays high for months.
That changes how we plan a yard. On the valley floor, the goal is often to manage water rather than hide it: slope the ground away from the house, steer surface water to places that can handle it, and choose hardscape and plantings that can live with wet ground. If you're in a mapped floodplain, check with King County about permits early.
Up on the hillsides above town, the problem flips. Water runs off the slope, down long driveways and across the yard toward the house.
Drainage at a rural scale
On a few acres, drainage isn't one French drain. It's a plan for how water moves across the whole property. We find where it comes from and where it can safely go, then build the fix: French drains, catch basins, swales, culverts under driveways and regrading.
Full yard renovation
On a big lot, the area around the house is usually where a renovation pays off most: a usable lawn, a patio, a clean entry and planting beds that can handle the weather. A full yard renovation gives you one plan for all of it, with grading and drainage done first.

Patios, walkways and hardscape
We build paver patios, walkways and steps on a compacted, drained base, which matters even more on wet valley ground. A solid path from the driveway to the door also cuts down on mud tracked into the house.
Block and boulder retaining walls
Hillside lots above town often need a wall to make room for a yard, a patio or a parking area. We build block and boulder retaining walls with drainage behind them. Boulder walls suit the rural setting, and block walls give you clean, level terraces.

Irrigation installation
Even on the valley floor, new lawns and plantings need water in a dry summer. We design irrigation for the landscape we build. If you're on a private well, we design the system around what your well can deliver. We focus on new systems and upgrades, not small service calls.
Landscape lighting
Out in the country, it gets truly dark. Landscape lighting along a long driveway, walkway or entry makes coming home at night safer, and a lit patio gets you more evenings outside.
Synthetic turf
For a small play area or dog run near the house, where grass turns to mud in winter, synthetic turf over a drained base may be an option.

Fall City Landscaping FAQ
When is the best time to plan a project on Fall City acreage?
Seeing your property in the wet season shows us where water collects and how it moves, so fall and winter are a good time for a site visit. We work year-round, through winter, and drainage is often best diagnosed and built while the problems are showing up. Some paver work waits for dry spells, so we'll schedule those parts around the weather.
What does the free site visit include?
We walk the property with you, look at drainage, slopes and soil, note your well and any flooding concerns, and talk through the options. After the visit, we send you a written estimate. We aim to get it to you within a few days, though sometimes it takes a little longer.
What's the process?
1. Call or book online for a free site visit. 2. We walk the property and talk through your goals. 3. We put together a plan. We follow up with a written estimate, which we aim to get to you within a few days. 4. The same team builds the project, from grading and drainage to the finished landscape, then walks it with you.
How long does a project take?
Every project is different. Small jobs can take a couple of days; larger renovations can run a few weeks to a few months. We'll give you a timeline with your estimate.
Can you stop my property from flooding when the river comes up?
No landscape project can stop a river flood. What we can do is help water drain off faster, keep everyday runoff away from the house and build a yard that recovers better after high water.
