Landscaping and Yard Drainage in Maple Valley, WA

Maple Valley sits in southeast King County along the Cedar River, between the Sammamish Plateau and the Cascade foothills. It's wooded, rolling country — Lake Wilderness at the center of town, neighborhoods climbing the hills above the river, and lots tucked between second-growth forest and wetland buffers. It's a beautiful place to live. It's also wet ground, for half the year.

Landwork Enterprises builds drainage, full yard renovations, patios, retaining walls, irrigation and lighting for Maple Valley homeowners. The same team runs your project from the first site visit to the final walkthrough.

Why Maple Valley yards stay wet

Maple Valley gets the same long, wet winters as the rest of the Eastside, and the Cedar River and its tributaries run right through town. Much of the soil is dense glacial till or clay — rain soaks through the topsoil, hits that layer and has nowhere to go, so it spreads sideways and sits in the root zone. The result is a lawn that squishes underfoot from October to May, moss where grass used to be, and low spots that never seem to drain.

Add in lots that back onto woods, the river or wetland buffers; hillsides that shed water toward the house; and driveways that turn into little creeks in a storm — and drainage is the first thing to look at on most Maple Valley properties. Neighbors in Covington and over toward Black Diamond see the same thing on their rolling, wooded lots.

    Drainage first

We start by finding where the water comes from and where it can safely go. Depending on the yard, the fix may include French drains along the foundation or at the base of a slope, subsurface drains to pull water out of a soggy lawn, catch basins at low spots, and regrading so the yard sheds water away from the house.

We also tie downspouts into the drainage system and install dry wells where they fit. Whether a dry well is right depends on the soil and how much water the roof and hardscape shed, so we look at the site before recommending one.

    Full yard renovation

Plenty of Maple Valley neighborhoods grew up in the 1980s, '90s and 2000s, and a lot of those yards are tired now — patchy lawns, overgrown shrubs, an aging deck or a small concrete patio. A full yard renovation starts over with one plan. We clear what isn't working, grade and prep the site, fix the drainage, then build the new patio, walls, irrigation, lighting and plantings in the right order.

    Paver patios and outdoor living

A paver patio is often the centerpiece of a Maple Valley renovation — room for a table, a grill and long summer evenings near the lake. We build paver patios, walkways and steps on a compacted, drained base. On wet, rolling ground, that base is what keeps a patio flat for years.

    Block and boulder retaining walls

Maple Valley's rolling lots mean many yards have a slope to hold back, a grade change between the house and the lawn, or a hillside that could become a flat terrace. We build block and boulder retaining walls with drainage behind them, because water pressure is what pushes most walls out of line. Boulders blend with the wooded, river setting; block walls give you clean, level terraces.

    Irrigation installation

Yards that stay soaked all winter can go dry by July and August, especially new lawns and fresh plantings. We design irrigation as part of the landscape we build, with lawn, beds, sun and shade zoned separately. We focus on new systems and upgrades, not small service calls.

    Landscape lighting

Under tall firs and cedars, a Maple Valley yard gets dark early. Landscape lighting on paths, stairs, driveways and patios makes coming home safer and brings the backyard back into use after dark. We plan the wiring before the hardscape goes in.

    Synthetic turf

Where shade and wet soil make grass a losing battle, synthetic turf over a drained base can give you a usable, mud-free green space all year.

One team from design to finish

The people who walk your yard at the site visit design the plan and build it. On a Maple Valley project, where drainage, walls and patios all depend on each other, that continuity matters. You deal with one team the whole way through.

    Maple Valley Landscaping FAQ

When is the best time to plan a project in Maple Valley?

A site visit in the wet season shows us exactly where water collects and how it moves across your lot, so fall and winter are a great time to call. We work year-round, through winter, and drainage is often best diagnosed and built while the problems are showing up. Some paver work waits for a dry spell, so we'll schedule those parts of the project around the weather.

What does the free site visit include?

We walk your property with you, look at drainage, slopes and soil, check how the yard sits relative to the Cedar River or any wetland buffer, and talk through the options. After the visit, we send you a written estimate. We aim to get it to you within a few days, though sometimes it takes a little longer.

    What's the process?

    1. Call or book online for a free site visit. 2. We walk the property and talk through your goals. 3. We put together a plan. We follow up with a written estimate, which we aim to get to you within a few days. 4. The same team builds the project, from grading and drainage to hardscape, walls, irrigation, lighting and plantings, then walks it with you.

How long does a project take?

Every project is different. Small jobs can take a couple of days; larger renovations can run a few weeks to a few months. We'll give you a timeline with your estimate.

My yard backs onto the Cedar River or a wetland. Can you still help?

Yes. We'll look at how water moves across your lot during the visit and plan around it. If part of your property sits in a mapped floodplain or wetland buffer, check with King County about permits early, and we'll design the work around it.
