Landscaping and Yard Drainage in North Bend, WA

North Bend is our home base. Landwork Enterprises has been building yards here since 1987, under Mount Si and Rattlesnake Ridge, along the Middle Fork and South Fork of the Snoqualmie River, and out on the rural lots past city limits. We know what a North Bend winter does to a yard, and we build for it.

If your lawn turns to a pond every November, your patio has started to heave, or the slope behind the house keeps sliding a little more each year, let's take a look. We'll walk your property with you at a free site visit and talk through what it needs.

Why North Bend yards stay wet

Storms coming in off the Pacific push up the valley and run into the Cascade foothills. That's why North Bend gets a lot more rain than Seattle, and why the ground here can stay saturated from fall well into spring.

The ground itself plays a part too. Much of the area sits on glacial deposits, and dense glacial till or clay just below the topsoil keeps water from soaking in. On the flat valley floor near the rivers, groundwater can sit close to the surface in the wet months. And homes at the foot of Mount Si or tucked against Rattlesnake catch runoff from the hillside above.

Put that together and you get soggy lawns, wet crawlspaces, mud on the patio and walls that lean. That's why we start almost every North Bend project with the water.

    Drainage comes first

We find where the water comes from, where it collects and where it can safely go. Then we build a fix that holds up through a full wet season. Depending on the yard, that may mean a French drain along the foundation, catch basins at low spots, subsurface drains under a soggy lawn, or regrading so the yard sheds water away from the house.

We also tie downspouts into the drainage system and install dry wells where they fit. Whether a dry well is right depends on the soil and how much water the roof and hardscape shed, so we look at the site before recommending one.

    Full yard renovation

Plenty of North Bend yards were put together in pieces over the years: a patio here, a lawn there, nothing planned around the water. A full yard renovation starts over with one plan. We take out what isn't working, grade and prep the site, fix the drainage, and then build the patio, walls, irrigation, lighting and plantings so they all work together.

    Paver patios, walkways and hardscape

Cold snaps here mean the ground freezes and thaws over and over in winter. A patio laid on a thin base will move. We build paver patios, walkways and other hardscape on a compacted, well-drained base so they stay flat and solid through wet winters.

    Block and boulder retaining walls

Between the hillside lots and the river terraces, a lot of North Bend yards have a slope that needs to be held back or turned into usable space. We build block and boulder retaining walls with drainage behind them, because water pressure is what pushes most walls over. Boulder walls fit the mountain setting well, and block walls give you clean lines and level terraces.

    Irrigation installation

North Bend summers can be surprisingly dry, and new lawns and plantings need help to get through July and August. We design and install irrigation systems as part of the landscape we're building, zoned for lawn, beds, sun and shade. We focus on new installs and upgrades during landscape projects, not small service calls.

    Landscape lighting

By late fall it's dark before dinner. Landscape lighting brings your patio, paths and steps back into use after dark and makes the walk from the driveway safer. Because we build the hardscape too, we can plan the wiring and fixture spots before the patio and walls are finished.

    Synthetic turf

For shady, wet spots where grass never really grows, synthetic turf installed over a proper drainage base can give you a green, mud-free space all year.

    Serving all of North Bend

We work across North Bend, including Si View, Forster Woods, Tollgate and Meadowbrook, Riverbend, Silver Creek and the Middle Fork area, plus rural properties outside city limits. Each part of town has its own mix of slope, soil and groundwater, and we plan for yours.

    North Bend Landscaping FAQ

When is the best time to start a landscape project in North Bend?

Any time of year. We work year-round, straight through winter. Drainage is often best diagnosed and fixed in the wet season, when the problems are actually showing up, so fall and winter are a great time for a site visit. Some paver work waits for a dry spell, and we'll plan your schedule around the weather.

What does the free site visit include?

We walk your property with you, look at drainage, slopes and soil, talk about how you want to use the yard, and go over the options that make sense. After the visit, we send you a written estimate. We aim to get it to you within a few days, though sometimes it takes a little longer.

What's the process from first call to finished yard?

    1. You call or book online, and we set up a free site visit. 2. We walk the property and talk through your goals. 3. We put together a plan for your project. We follow up with a written estimate, which we aim to get to you within a few days. 4. The same team that planned the work builds it, from grading and drainage through hardscape, walls, irrigation, lighting and plantings. 5. We walk the finished project with you.

How long does a project take?

Every project is different. Small jobs can take a couple of days; larger renovations can run a few weeks to a few months. We'll give you a timeline with your estimate.

My property is near the river. Can you still help?

Yes. We'll look at how water moves on your lot during the visit and plan around it. If you're in a mapped floodplain, check with King County about permits early.
