Landscaping for Steep Issaquah Lots, from the Highlands to Cougar Mountain
A lot of Issaquah is built on hillsides. Issaquah Highlands climbs the slope north of I-90. Talus and Montreux sit on Cougar Mountain. Squak Mountain has wooded lots under tall evergreens. If your yard is in one of these neighborhoods, you probably have more slope than flat ground, and water that runs downhill fast every time it rains.
Landwork Enterprises builds drainage, retaining walls, patios, irrigation and full yard renovations for Issaquah homeowners. The same team runs your project from the first site visit to the final walkthrough.

What a hillside does to your yard
On a steep lot, the slope decides almost everything. Rain that would soak into a flat lawn runs across the surface instead, picking up soil and heading for the lowest point, which is often your patio, your foundation or the neighbor below. Under the topsoil, much of the area has dense glacial till or clay that water can't get through quickly, so it moves sideways along the slope. Over time that can mean washouts, soft spots, sinking steps and walls that start to lean.
Neighborhood by neighborhood, it looks a little different:
- Issaquah Highlands. Newer homes on terraced hillside lots, often with small, steep backyards and close neighbors.
- Talus and Montreux. Master-planned communities on Cougar Mountain with wooded slopes and views.
- Squak Mountain. Older and newer homes on hilly, wooded lots. Big evergreens bring deep shade, needles and roots to plan around.
- The valley floor. Closer to downtown and Issaquah Creek, lots are flatter, and the trouble is usually water with nowhere to go.
Many of these neighborhoods have HOA design rules, so check yours early.
Drainage first
On a slope, drainage and retaining walls go hand in hand. We start by finding where the water comes from and where it can safely go. Then we build a drainage system to match: French drains at the base of a slope or along the house, catch basins at low spots, and regrading that slows water down and steers it away from the foundation.

Full yard renovation
Many hillside yards were never really designed. They were whatever was left after the house went in. A full yard renovation gives you one plan for the whole lot: grading, drainage, walls, patio, irrigation, lighting and plantings, built in the right order.
Patios and hardscape on a slope
A flat place to sit is worth a lot on a hillside lot. We build paver patios, walkways and steps on a compacted, drained base, often paired with a retaining wall that creates the level space in the first place.
Block and boulder retaining walls
This is where steep Issaquah lots need the most care. A wall on a slope is holding back soil and water, and water pressure is what pushes most failed walls over. We build block and boulder retaining walls with drain rock and a drain behind them, so water has a way out. Terraced block walls turn one steep slope into usable levels. Boulder walls fit naturally into wooded Cougar and Squak Mountain lots.

Irrigation installation
Slopes dry out fast in summer and shed water when it's put on too quickly. We design irrigation for the landscape we're building, with slopes, sun and shade zoned separately so water soaks in instead of running off. We focus on new systems and upgrades during landscape projects, not small service calls.
Landscape lighting
On a hillside, steps and grade changes are hard to see at night. Landscape lighting on paths, stairs and walls makes the yard safer and shows off the stonework. We plan the wiring before walls and patios are finished.
Synthetic turf
Grass struggles under big Squak Mountain evergreens and on small, shady Highlands backyards. Synthetic turf over a drained base can be an option for those spots.

One team from design to finish
The same Landwork team that walks your slope at the site visit designs the plan and builds it. On hillside projects, where drainage, walls and patios all depend on each other, that matters.

Issaquah Landscaping FAQ
When is the best time to build a retaining wall or fix drainage on a slope?
A site visit during the rainy season shows us exactly how water moves on your hillside. We work year-round, through winter, and drainage is often best diagnosed and built in the wet season, when the problems show up. Some paver work waits for dry spells, so we'll schedule those parts of the project around the weather.
What does the free site visit include?
We walk your property, look at the slope, drainage, soil and access, and talk through the options. After the visit, we send you a written estimate. We aim to get it to you within a few days, though sometimes it takes a little longer.
What's the process?
1. Call or book online for a free site visit. 2. We assess the slope and drainage and talk through your goals. 3. We put together a plan. We follow up with a written estimate, which we aim to get to you within a few days. 4. The same team builds the project, from grading and drainage to walls, patio and plantings, then walks it with you.
How long does a hillside project take?
Every project is different. Small jobs can take a couple of days; larger renovations can run a few weeks to a few months. We'll give you a timeline with your estimate.
Do you build timber retaining walls?
No. We build block and boulder retaining walls only.
